Project Overview
This project explores how Yuyin Industrial Park can improve amenities for employees, residents, and visitors. Proposed customer research,
competitor analysis, and financial modeling inform a practical service mix. The final strategy report identifies priority improvements and a small-
scale pilot for management review.
Park Context & Research Question
Yuyin Industrial Park combines offices, apartments, and supporting amenities. This page maps its resources and asks whether existing services
meet different users’ daily needs. Current occupancy, service availability, and usable spaces require verification.

Customer Needs Across the Day
Surveys, interviews, and observations explore how needs change across mornings, lunchtime, evenings, and weekends. The research compares
employees, residents, and business visitors to identify recurring needs, spending preferences, and service gaps.

Existing Amenities & Competitive Gaps
This page compares internal amenities with nearby alternatives by price, accessibility, opening hours, and service quality. It distinguishes missing
services from existing ones that need improvement, helping avoid unnecessary duplication.

Amenity Options & Tenant Mix
Potential options include extended dining hours, coffee and meeting services, convenience retail, and corporate catering. Each is assessed for
demand, competition, space requirements, investment, and operating complexity to determine which deserves testing first.

Business Model & Financial Feasibility
Based on daily sales of RMB 5,000 and an average order value of RMB 40, the model estimates 125 daily orders. Assuming a 55% contribution
margin and RMB 60,000 in monthly fixed costs, break-even requires approximately 91 orders per day. Three sales scenarios illustrate how demand
affects operating surplus. All cost inputs are illustrative assumptions.

Investment & Risk Analysis
Sensitivity analysis tests how sales and contribution margins affect monthly operating surplus. With an assumed initial investment of RMB
300,000, the base case indicates a simple payback of 13.3 months, extending to 50 months if daily sales fall to RMB 4,000. These estimates
highlight the need to validate demand and costs before investing; they exclude tax, financing and ramp-up effects.
